Guests are sure to enjoy a memorable vacation in this fully furnished, 4 bedroom/2 bath home. The main/master bedroom has a king sized bed, while the remaining two rooms are each furnished with queen sized beds, dressers, chests and nightstands and are comfortable for two people each. The fourth bedroom has two twin beds. The large living room is furnished with extremely comfortable furniture { have just replaced the couch and loveseat with ones that have 4 reclining seats. and an excellent setting to watch a big screen TV with Amazon prime The kitchen is equipped with all new luxury appliances. There are all the kitchen dishes, accessories, gadgets, pots and pans that a gourmet chef could ask for. The kitchen is perfect for informal dining as it is equipped with four person breakfast bar and high top chairs. There is a semi formal dining room that seats 8 or more when you add leaves to the table.. There is a new gas and charcoal grill that will please the most particular griller. From the front yard you look across a small harbor park at the beautiful St Johns River. The backyard is on a deep water canal with ample water depth and docking for large boat or small yacht. Docking your boat under the covered boathouse and the safety of being able to leave your possessions right in your boat over night. There is a fire pit for bonfires By water 1/2 mile there is Turkey Island which has a huge sandbar where many people park their boats and party and swim. By drive we are less then 30 minutes to crescent beach near beautiful Saint Augustine. We are canoeing distance to the scenic Oklawaha River that is teaming with wildlife and great fishing. Just outside our harbor entrance is the Welaka Springs which is a popular gathering place for manatees. There is plenty of parking in the front yard. Very safe neighborhood. I leave my all my fishing equipment in my boat in the canal and I have never had anything stolen. There is a private 12'x50' waterfront dock with lots seating and a large sun shade and dining area just steps from the 12'x30' screened porch Which also has comfortable Tommy Bahama wicker seating and a game table which can also be used for dining. I also have a 16 foot bass fishing boat that I rent for $40 per day or $200 for a whole week, There is a $25 cleaning fee for the bass boat. and a large pontoon boat that I rent for $100 per day $500 per week, there is a $50 cleaning fee for the pontoon boat. The fishing right in the backyard is great. The canal is over 9 foot deep so by Florida standards it is a deep fishing hole. You do not even need a fishing license to fish in the canal. You need a license to fish in the river. Everyone who has stayed here are overjoyed that the house and setting is better than the pictures show or that they had imagined. There are several nice restaurants all within a couple of miles. This area of Florida is called the sportsman's capital of the world. You have fresh water fishing (lunker bass), saltwater fishing, crabbing, shrimping, scalloping, alligator hunting, deer hunting, wild boar hunting, boating, sailing, swimming, snorkeling and abundant wildlife viewing. We have several fresh water springs nearby that attract manatees. Occasionally I will have manatees right in the canal in back of the house. I have games and lots of books that you can swap for books that you have read, so bring along books that you do not need. I have recently made some changes to the house, I have replaced all the carpeting and the laminate flooring in the house and the screened in porch, I have had the entire house walls ceiling and woodwork repainted, I have reupholstered the screened in porch furniture as well as refinished all the wicker. I have had the mattress steam cleaned and window coverings dry-cleaned. I have also hired a Concierge/ assistant manager Michelle who has moved into the guest house where I have lived for the past 5 years, I have moved into my new house just around the corner. We have a nice 18-hole golf course a couple of miles away that is cheap to play, You can bring your own clubs or you can use mine, they also rent clubs.

The cottage comes equipped with 3 kayaks, canoe, jon boat, and large 4 seater pontoon style peddle boat, and two newer bikes and several used bicycles, and bicycle helmets. Lakeside near waters edge there is a 10x10 screened gazebo, and a firepit near the water, lawn chairs as well as 2 very nice cushioned lounge chairs. Two large umbrellas on dock. There is a newer dock that is approximately 80 ft., plus an additional dock extending it out another 50+ feet. I receive many compliments on how the cottage is 'just like home' being very well appointed with furnishings that are consistent with home and is not only clean, but smells clean. The cottage is meticulously cleaned after each guest. *COVID-19 Cleaning Procedures: We take the cleaning of the cottage very seriously and want to provide our guests with a safe environment. We wash ALL linens and towels at our home in a larger washer with extra hot water in a 2 hour cycle. I have always done this as it is the only way to thoroughly clean linens and towels, using detergent and some bleach. All rugs are washed, and clean rugs are put out for new guests. Area rug in living room is cleaned with a carpet cleaner between guests. After each guest, extensive cleaning with disinfectants (CDC guidelines) of ALL Door handles, controls and switches (e.g. light switches, cooking controls, television controls, remote, fan pull chains, washer/dryer controls), Stair Handrail, Bathroom: toilet flush handles, toilet seats, sinks, sink and shower levers. This property consists of a two bedroom two full bath mobile home. Washer and dryer, gas range and central air conditioning . There are two covered porches, one with gas grill. From the living room you have a view of the canal, which leads to the seven sisters islands and the St Johns. This area is known as the bass fishing capital ! Seasonally you can even cast for shrimp. A: We are located 15 miles outside of Gainesville, Florida Q: Do you offer long term stays? A: Absolutely! In the two and half years we have had our rental listed we have had many long term guests stay. We do offer a discount for booking 28 days or more AND we offer discounts for booking 7 days or more. Q: Is it comfortable? A: For a camper, it is quite comfy. The king size 10-inch memory bed is sure to give you a good night's rest. The bunkbeds, well they are bunkbeds but we do have memory foam under the beds to give extra cushion or you can stack the bunk mattresses to make it comfier. The dinette has a large memory foam under the master which is just as comfy as the memory foam bed in the master. Q: Any grocery stores nearby? A: There is a Family Dollar about 10 minutes away for quick needs, especially if you forget your marshmallows. There is a Hitchcock's Market, Harvey's Supermarket, Ward's Supermarket, Williamson's Food Store, and a Walmart within 15-25 minutes of the lake. Q: Any restaurants close by? A: There are several mom & pa places to dine close by or you can head into Gainesville which is 20 minute drive for a wide assortment of places to dine from fast food to sit down restaurants. Q: Can we take to boat out & drive it? A: We have our own experienced driver for the ski boat rental, however, there is John boat we will be offering guests to take out on their own and a Pontoon boat coming soon. Q: Can I check-in earlier than 3 pm OR check out later than 11 am? A: We will do our best. Most days there is someone else checking in the same day there is someone else checking out but we try to go above and beyond if this is requested. Q: What to expect that is different than a hotel or house? A: It is a camper. it is a unique FUN experience. Campers are not insulated it is imperative to keep the front sliding glass door closed as much as possible if you want to stay cool inside. Furniture is as comfy as a camper can be. Toilets, well they are camper toilets that you have to fill with a pedal and drain after using the bathroom. Sometimes the toilets can omit an odor from the dump tank. If so, in the medicine cabinets we provide toilet pods where you fill the toilet, drop the pod in and then flush. Camper toilets DO NOT have the same plumbing as a house. There is propane used for the stove and heat so be careful NOT to hit the knobs on the stove so the camper does not fill with propane. There is a Carbon Monoxide alarm in the camper should one of the knobs get turn accidentally which will send off a loud alarm to exit the camper and allow it to clear out. We take great care of our camper but we expect guests to tell us if anything is not working properly and we will PROMPTLY respond and will try to repair it in a timely manner. Q: Do you allow pets? A: Absolutely! There is a $50 non-refundable pet fee to ensure the extra cleaning of pets between guests to be sure any guest who has allergies does not have any issues. PLEASE ADVISE OF PETS WHEN BOOKING. We ask that dogs not be puppies, don't scratch at the doors or be left alone for a long period of time - unless crated. We do have ducks and neighborhood dogs that run around so we ask that you do not allow your pet to chase our ducks and be attentive in case a neighborhood dog stops by to say hello. They are all friendly. Q: Can we hold events or parties? A: Yes, but we must know in advance how many people and what type of party since we have neighbors we want to respect. Also, if you have guests visit that want to stay the night, we ask that you let us know since we charge for more than 4 guests booking. There are no camping tents allowed on the property unless you ask in advance. Q: Parking? A: We have signs up for designated parking. If you have more than 3-4 vehicles that will be on the property, please let us know so we can advise them where to park so it does not block the boat ramp area. Q: Can we bring our boat? A: Yes! We have a private boat ramp on our property for guests to use. Q: Can we rent paddleboards, kayaks, paddleboat, ski boat, John boat or Canoe? A: Yes! Rental access to four paddleboards and/or kayaks: $25 per person, per day or contact us to ask about our package deals. Paddleboat rental as available.
